Homes & Property
Three bedroom, one bath house with attached single garage, on 4.6 acres. Right in "downtown" Two Rivers, AK, on Sockeye St. Within walking distance of the Post Office, corner store, and laundromat. Located within a mile of Baseline Trail (the Yukon Quest trail), and Two River's own extensive trail system. Dog mushing friendly neighborhood, with plenty of room in either the front or back yard to set up your own kennel, in the "dog mushing capital of the world."

This is a one-level ranch-style home with a large kitchen/dining area, and a gas stove/oven. The entryway is done in terra cotta floor tile, and the living room and hall have laminate wood flooring. The house has forced air heat, and the garage floor is piped to heat the concrete slab, although a boiler has never been set up. Reliable well with good water, no water softener needed. No permafrost on the property.

Unfortunately, the previous tenant had a tendency to collect vehicles, so there is property cleanup to do. I can help with this, or you can get a discount on the sale price, or monthly rental credit for clearing them out. There are some other fixer-upper projects to be done, same terms available...

Available to rent, buy, or lease to own, at the end of September, giving you time to get your dog team all settled in before the snow flies!

Rental terms: Month-to-month agreement. $1800/mo, with 1st, last & $1800 deposit on move-in (additional deposit for dog teams, negotiable), utilities not included. Up to $500/month credit available for improvements to the property, with prior approval and receipts for any materials.

Purchase terms: Asking $150,000 OBO. Price negotiable. Reduced price or owner finance possible with ≥30% downpayment.

Lease-option terms: Same as rental terms, with a negotiable amount of monthly rent credited toward the down payment. Contact me, and we can discuss specifics.

Very motivated seller... if you're interested in haggling, definitely let me know!
